The purpose of the role is to deliver a successful investment & repairs programme, meeting and exceeding agreed targets for time, cost and quality, contributing to the identification of investment and unlicensed opportunities to exploit potential from the pub estate.
The Property Manager will be responsible for protecting and enhancing the Company’s property asset through proactive management of all repairs and maintenance and through engagement with the Publican/Management Partner and the operations team. The Property Manager is required to influence business development whilst protecting the asset to maximise property value and optimise potential investment opportunities whilst delivering great customer satisfaction and improved cost savings. The PM will also take line management responsibility for the Property Surveyor role in a designated area.

• Ensuring a proactive Publican investment plan is in place which protects the fabric, capital value and maximises trading capability of our pubs.
• Develop a repairs and maintenance plan alongside the Property Surveyor for Punch and Publican obligations – actively forecast the significant spend requirement and timings.
• Promote minimum statutory requirements across all agreement types; ensuring that Punch fulfils its own statutory obligations and ensure sites are let in an appropriate condition

• Improve property asset protection through the education of Publican/Management Partners and their obligations and control over schedules of dilapidations and utilisation of dilapidations bonds.

Person Specification – Technical Competencies/Professional expertise:
The ideal candidate will have/be:
• Experience in a multi retail site property role as building surveyor or project manager
• Up to date knowledge of statutory compliance legislation
• Experience of budgetary & financial cost control
• IT Literate
• Independent responsibility for planning and delivery
• HNC in either Building Surveying or Building Construction, or professional qualification such as RICS or IOB
• Working knowledge of landlord / tenant legislation
• Large (More than £0.5 million) project management and multi-project management experience
• Line Management experience
