The Anglesey Arms is a beautiful community pub within a traditional bricked Georgian building at the heart of Halnaker, a hamlet just north of Chichester, West Sussex. It has a classic pub feel, with rustic, warm decoration throughout featuring cosy open fires and deep wooden furnishings. The pub is well loved among locals for its quality cask ales and friendly atmosphere and also acts as a foodie destination known for serving delicious pub grub.

The pub has three distinct trading areas, to the front of the pub is a relaxed bar are with its own bar. The bar area leads to a cosy lounge area which also has its own bar servery for customers to enjoy drinks and a meal. This well-kept pub also boasts a dedicated restaurant which seats 55 covers and is used for both intimate dining and larger group bookings and celebrations. The pub also benefits from a beautiful beer garden to the side which wraps round to the rear of the pub with picnic style seating, this is an idyllic place to enjoy a cold drink in the sunshine.

About the local area

Halnaker is a little hamlet in Chichester, West Sussex. It’s a picturesque village surrounded by rural greenery with lots of walking trails, about 10 miles from Chichester itself and is part of The Goodwood Estate. It has excellent road links and lies on the A285 which helps the pub thrive as a food destination. The Anglesey Arms sits on the edge of the village and is the only pub the area.

This will be the perfect opportunity for an experienced Publican who wants to run a pub at the heart of the community. You will ideally have local knowledge with a passion for forming local relationships and a catering background to maintain the pubs foodie reputation.

This fantastic pub opportunity comes with domestic accommodation that consists of two bedrooms, a kitchen and lounge area.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Operations Manager
