Looking to run a pub?

The Ash Inn is a small, well-furnished pub perfectly located on the main road between Barnsley and the small town of Wombwell in South Yorkshire.

Inside, the pub has a homely feel, with a central bar area, casual dining and drinking space to the right, and a small restaurant area to the left, with room for approximately 40 internal covers in total. The pub is well equipped for drinkers and diners as well as for hosting events such as celebrations and quiz nights.

Outside, the pub’s large garden is a leafy green haven in the summer, with plenty of room for children, around 20 covers and heaps of potential.

We are planning to invest in The Ash Inn to enhance it to its best, with a full redecoration of the  external area and we enhancing the beer garden to its full protentional. To the front, the pub has a smoking shelter to be re-configured as part of the planned investment, along with 10 car parking spaces.

Accommodation

The domestic accommodation consists of a private kitchen and three private bedrooms, which Punch will ensure is in good order.

About the local area

The pub is located on the A633 – the main road between Wombwell and Barnsley. Its situation is within walking distance from local residential areas and a short drive from Barnsley, giving it the potential for plenty of footfall.

These towns and villages are surrounded by beautiful countryside and the Trans Pennine Trail even passes close to the pub – bringing with it lots of tired walkers and cyclists in need of refreshments!

This pub is ideal for an experienced operator who is able to capitalise on its high visibility from the roadside, proximity to residential areas, cosy dining areas and beautiful garden.

A catering background would be particularly beneficial to realise the pub’s potential by making good use of the new kitchen layout and fantastic dining areas.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager.
