The Black Bull is a beautiful market town pub with letting rooms located at the heart of Kirby Stephen. The pub has a unique, quirky feel with a fantastic offer of cask marque accredited ales and delicious homecooked pub food. The pub has a fluid trading space which allows for group visits, a foodie experience and community events. It’s located on the well known Coast to Coast trail and attracts plenty of passing and overnight trade from cyclists and walkers alike. With nine letting rooms it acts as an ideal base and stop over for the Coast to Coasters.
The trading area is split into three, with a large bar in the main area which offers flexible drinking and dining. To the right hand side is the restaurant, which doubles up as the breakfast room for the letting rooms customers. There’s also a cosy snug to the rear of the pub which has potential to become a dedicated sports area or an additional drinking and dining space. The pub boasts a beautiful beer garden to the rear as well as picnic benches to the front, making the Black Bull the perfect place to enjoy a day in the sun with family and friends as well as a rest stop for walkers and cyclists.

About the local area
The Black Bull is located on the main street in Kirby Stephens, in the picturesque Eden Valley. There’s a strong community feel in the village which has good road links to Kendal and Penrith via the A685. The Eden Valley is a beautiful area to the Eastern side of the Lake District, and offers plenty of walking and cycling in the Howgills, with the vast majority of the pubs customers throughout March to October enjoying the great outdoors here. As Kirby Stephens is on the ever increasingly popular Coast to Coast path, the pub benefits from forward overnight bookings as groups plan their trip in advance.
This is the perfect pub opportunity for an experienced hotel operator, with a catering background. You will need the skills and a good understanding of both the local community and those who visit the area in order to provide a diverse offer and continue to entice both locals and the outdoor community through the pubs doors.

About the Agreement
Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager.
