You will need to be able to use social media to drive footfall and take full advantage of the pub’s ideal location opposite a caravan site situated on the busy Canterbury Road. There’s plenty of potentials for the pub to have a roaring trade in the Spring and Summer months.
We have recently invested in the pub, making it the quintessential community hub. Guests can enjoy a spacious pub garden for the Summer and Spring months with 100 covers! They can also choose from 40 heated and covered areas to relax and socialise outside when it is cold.
We need someone who loves people and food. This business comes equipped with a commercial kitchen to create culinary delights, which will be especially popular in the Summer months. There’s also a bustling bar in operation with an open plan trading room and a large, open wood fire in front of which guests can bask.
About the local area
The Black Horse is in picturesque Densole, a small settlement in Kent located immediately north of Hawkinge on the A260 road between Folkestone and Barham.
You will be running the only pub in Densole, so you will have the business acumen and drive to take full advantage of the competition. You will also take advantage of the trade supplied by visitors to the butterfly centre, the campsites and the Reinden Woods nearby. Visitors to Canterbury are also potential guests, as the city is only 12 miles away.
Closer to home, you will benefit from the trade supplied from a busy touring campervan site campsite opposite. Your pub will be busy, with stopovers before the channel crossings.

About the Agreement
Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Operations Manager.
