The Blue Boar sits within the centre of the market town of Abingdon, in Oxford. It’s a sociable community pub which offers great value drinks and sits amongst several daytime businesses. The pub is known for opening late at the weekends (Friday and Saturday).
The pub is within a popular drinking circuit, and there is opportunity to develop it with a daytime trade with a simple light pub food offer/ maybe with breakfasts.

Business facilities & Refurbishment
This pub offers an open L shaped trading space and the bar sits with the recessed area. The higher-level area is predominantly used for enjoying social drinks and doubles as a dance floor on a weekend. There’s room for up to 25 covers and there is a conservatory which currently hosts the pool and darts area.
The external beer garden includes an arch way entrance which doubles as a smoking solution, and there is potential to enhance this space and bring additional trade in the warmer weather.
We plan to invest in the pub both externally & internally to bring out its best and this will include extending the bar to make it easier to manage and plan to improve the back bar to enhance it to house the right product.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have a dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or an Operations Manager.
