The Boot is a substantial pub with a 60-space car park to the front – perfect for attracting drive-to dining trade. It has an open plan bar area, offering free WiFi, dedicated dining space and a sports zone with Sky Sports coverage. The catering kitchen can service up to 75 covers, and the pub also boasts Cask Marque certification. Outside, the pub offers a sizeable beer garden to the rear, complete with children’s play equipment. There’s a smoking solution here too. The domestic accommodation consists of four bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

The Boot is located on a busy road into Sutton Coldfield, surrounded by highly desirable properties. This is a very affluent part of Birmingham, with a town centre that offers plenty of boutiques, cafes and independent shops. Transport links are excellent, there are good schools and a huge, sprawling park, plus plenty of golf courses. The local hospital is close by and should provide a steady stream of customers. A lot of the Boot’s trade will be walk-to, particularly at lunchtime, when retirees, parents and hospital staff will pop in for a light meal or sandwich. In the evening, trade will come from further afield, especially on live music nights. Food and socialising dominate weekend trade, with the all-important Sunday lunch and live sport keeping the Boot top of the list for residents of this leafy suburb.

- Internal Maintenance
* The calculation of the initial ingoing costs assumes a minimum deposit (£3,000 or £5,000) plus legal fees. The subsequent deposit build up can be paid over the term of the contract and up to £100 per week. This can be discussed with the Operations Manager.
