The Bull & Dog is well positioned in Burscough, is a recently refurbished pub that has plenty of potential as a destination venue. The pub is in great condition following our investment in 2018, that enhanced all trading areas and introduced a fantastic new outdoor space with an outside bar and play area. We are now looking for an operator with drive who is keen to establish a fabulous food and drink offer.
The Bull & Dog offers an easy to manage open plan trading area, with a dedicated sports area and conservatory. The main bar and lounge area provides a separate snug, with an open fire and a coffee and cake area. The other trading areas allow for sports fans to keep up-to-date on Sky Sports and BT Sports. The kitchen can cater for up to 150 covers throughout. The pub has an extensive beer garden as its key attraction, with a dedicated children’s play area and the scope to offer marquee weddings and even drinks festival events throughout the summer. There’s also a smoking solution, plus 20 parking spaces.
The domestic accommodation offers spacious living with four bedrooms, a kitchen and a lounge.
About the local area
The Bull & Dog benefits from a prime position on the main A59 road that passes through the large West Lancashire village of Burscough. This is a busy route between Liverpool and Preston, so the pub sees plenty of passing traffic. There’s also a retail park just behind the pub and a popular karting venue too. The affluent market town of Ormskirk is just over a mile away. There are over 27,000 adults living within a 3-mile radius, with the demographics dominated by Suburban Stability, Aspiring Homemakers and Prestige Positions.

You’ll ideally be an inspiring team leader with strong business acumen. You’ll need a passion and a desire to work at the heart of the community and the ability to set and maintain the highest of standards. You will also be experienced in managing a food and drink offer and driving a team to deliver fabulous service and local knowledge would be a real advantage.
About the Agreement
Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along. You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have a dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or an Operations Manager.
