The Bull Inn is a lovely pub located in the sought-after Hertfordshire village of Much Hadham. The only pub in the village, this traditional-looking property is known for its food offer and has great feedback and reviews on social media. Our vision for this site is for it to continue to trade well on the food front by serving a popular menu, but to also offer a great atmosphere and welcome for local drinkers to boost the wet trade. It’s an open plan trading operation, with public and lounge bar areas plus a dedicated restaurant space. Although the large dining area is open plan, it could easily be closed off for private dining and functions. The catering kitchen can provide for up to 40 covers throughout. The Bull offers an unusual courtyard dining area in the middle of the building, as well as a very large beer garden to the rear of the property. This would be an ideal space for family and community events. The pub also provides a smoking solution, free WiFi and parking for 15 cars.


The private accommodation consists of two bedrooms, a kitchen and a lounge.

About the local area

Much Hadham is a village located about halfway between Ware and Bishop’s Stortford in Hertfordshire. It has a population of about 2,800 and is surrounded by other villages. This is a very affluent area and a much sought-after place to live. It’s also close to Stansted Airport.

You must have good business knowledge and either be experienced in delivering a food offer or be able to employ someone to do this for you.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have a dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or an Operations Manager.
