The Bull Inn is a charming traditional English pub, set on the main road through the beautiful village of Much Hadam in East Hertfordshire.

Occupying an attractive stone building, the pub has a large back garden and in the middle of it sits a beautiful courtyard, which isn’t visible from the road, making it ideal for private drinks.  The pub is Cask Marque-accredited and has an open plan trading area which can easily be split into separate private areas, and the cosy main bar and adjacent drinking area is the perfect little spot for customers to catch up with friends and family.  Opposite the main bar is a small nook for both diners and drinkers and to the back of the pub is a large seating area suitable for private functions, drinks or dining, with space for around 35 guests in total. The pub also has a catering kitchen and Wi-Fi is available throughout.  There are 10 car parking spaces and the pub has two entrances, with toilets to the rear. Outside, the beer garden at the back is slightly detached from the pub and is ideal for families with space for children to play.

The Bull Inn is one of two pubs in Much Hadham – a large village on the outskirts of Bishop Stortford in Hertfordshire. This picturesque village is well sought-after, close to Stanstead Airport, and property prices here are high.

Ideal Operator

If you’re interested in running this pub, you’ll have good food knowledge, or previous experience in this area, and you’ll be completely at home getting involved in village life and being a part of the community. Ideally, you’ll live in the building and be part of the team behind the bar too.

The domestic accommodation consists of a private kitchen and two  private bedrooms, which Punch will ensure are in good order.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager.
