Overview

This pub is available on a Tenancy At Will agreement (TAW). A TAW agreement is a short-term licence which can be terminated at short notice. You are taking on a temporary agreement only and as such some key elements of the codes of practice and the Landlord and Tenant Act will not apply. TAWs cannot be assigned nor can sub-letting take place.

Even though this may only be a tenancy at will, you will need some form of capital behind you for cash flow and early expenses. The actual amount of capital required for ingoings and the rent will be discussed with the Operations Manager.

Please be aware that for a TAW application, you will need an up-to-date Personal Licence to progress.

The Canal Turn provides the perfect setting for guests to get together and create memories, whatever the season. The pub has an open plan feel, with a couple of cosy rooms through the back area and a raised area to the front, with an open fire. It has a conservatory to the front Canalside, a large car park and a beer garden.

From enjoying a refreshing cocktail in the picturesque conservatory and watching the world pass by along the canal to snuggling in one of the cosy corners in the dining room whilst enjoying the local produce, the Canal Turn is everything a proper British pub should be.

Guests love the classic menu with pies, fish and chips, and traditional desserts sure to indulge any craving. The bar also offers irresistible drinks from world lagers to local cask ales, spritzes to cocktails, ciders to wines, so there’s something to tingle every tastebud.

The location

Carnforth’s location was perfect for Oscar-winning director Sir David Lean when he chose the town’s railway station to film the most iconic scenes for his 1945 classic Brief Encounter – one of the greatest romantic films.

Seventy-five years on, visitors to the area watch the film in the Carnforth station heritage centre at Carnforth railway station – winner of the 2019 tourism award! The heritage centre also offers exhibitions, regular events, and a gift shop.

You’ll capitalise on the footfall to the area driven by its fascinating history and many independent shops and outdoor pursuits like Warton Crag overlooking Carnforth – ideal for hiking, climbing, and abseiling.
