The Farmers Arms trades across separate areas, including the main bar, a lounge area for informal dining and a dedicated pool/sports space, which should prove popular among local sports teams. The kitchen can cater for up to 45 covers throughout and the pub has a good cask ales offer too.  The pub also provides parking for 30 cars.

About the local area

Kelsall is a village in beautiful Cheshire that lies about 8 miles east of Chester and a similar distance to the west of Winsford. The larger village of Tarporley is about 4 miles away. It’s a thriving community, with good local amenities and a population of about 2,600. The Farmers Arms is located on the western edge of the village, just off the busy main A54 road between Chester and Winsford.

We’re looking for a community-minded operator, who has the drive and determination to help this site achieve its full potential. It would be ideal for couple, with one person operating the kitchen and the other looking after the wet side of the business.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have a dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or an Operations Manager.
