Are you looking for a picturesque country pub with a catering kitchen and spacious outside area? Are you a walker and lover of the countryside? If so, the Greyhound Inn could be the pub for you.

You’ll discover the pub on the coast-to-coast walking route close to Hadrian’s wall tourist attraction and opposite the village sports club. The savvy operator will take advantage of the four sources of the pub’s trade. Village residents, coast-to-coast ramblers, and walk-to and drive-to guests love the pub.

Guests enjoy the garden to the front and rear of the pub. We plan to pull down the building in the back garden to maximise the outside space.

About the local area

Burgh By Sands is a small village on the outskirts of Carlisle, sparsely populated with 2,500 residents within three miles. However, the pub sits on the popular coast-to-coast walk, with ramblers and cyclists passing through from March until October. You’ll also benefit from regular trade from the sports pitch next door and no competition, as you will be the only pub in the village!

Ideal operator/s

You’ll be a knowledgeable food operator with catering experience and all the skills needed to maximise the food offer. The pub needs someone who can quickly integrate with the locals and engage with community events. The latter is especially important, as the pub relies upon locals during winter.

There are two private bedrooms, a kitchen, and a lounge.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have a dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or an Operations Manager.
