Could you run this pub?
The Halfway House pub is located just outside of Falmouth, and sits on the main road to Helston. It is just 10 mins drive from Falmouth university and benefits from a good passing trade both in the winter and during the summer season. It has established a reputation for good value well-cooked food and draws both from the immediate surrounding area as well as the towns of Helston and Falmouth. The trading area is open plan and welcoming with covers for 60 which could be extended to 70 if needed. Behind the pub there is also a campsite for 6 hooks ups and more space for those happy to wild camp. To the side of the pub is spacious outdoor terrace with views over the moors. The pub is undergoing an extensive refurbishment in 2020 ready for the new season.

Business facilities
The current trading area is open plan and has a warm traditional feel. On entering the trading area there is a cosy seating area for customers,  containing a wood-burning stove to welcome customers on colder days. The main trading space is composed of an open restaurant setup and is serviced by a long bar to one side. At the rear of the restaurant area is the carvery setup and a coffee/dessert area all visible from the seating area and there is also a large catering kitchen to enable the operator to service high volumes of customers especially for the Sunday carvery. The outside terrace has views over the moors and is a suntrap in the summer. It offers a smoking solution and WIFI. The pub also offers parking for up to 40 cars.

Refurbishment
The pub will be receiving a full refurbishment inside and out to enhance the pub to its best. The interior will be reworked so that access will be through the new beer terrace and show of the exterior area of the pub. The living accommodation will also be fully redecorated throughout as part of the works. In addition to a new and extended beer terrace they will be an application for a new paly area to appeal to families and increase the footfall further.

The private accommodation includes three bedrooms, a kitchen and lounge.

About the local area
Located Halfway between Falmouth and Helston and four miles from the world famous Gweek Seal Sanctuary the pub is well placed for passing trade. The location is just at the top of the Lizard Peninsular on the major tourist route of south Cornwall. A good local population for the winter supplemented with a big season influx of tourists.

This pub may suit
The ideal operator must be familiar with and happy to run a large catering operation. Food sales are significant to the business and you will be confident driving a ready made food offer with high standards, good staff management and a consistency. There are also local community customers who use the pub, making it a true Cornish pub and you will be excellent and building relationships to bring the community to the pub.

* The calculation of the initial ingoing costs assumes a minimum deposit (£3,000 or £5,000) plus legal fees. The subsequent deposit build up can be paid over the term of the contract and up to £100 per week. This can be discussed with an Operations Manager.
