Could you run this pub?
The Harp, is in the seaside town of Abergele. It’s a historic  high street pub with a traditional feel with quirky low, oak beamed ceilings and bundles of character. The pub is known for offering delicious home cooked pub food with gins, wines and craft beers.
It’s a great opportunity to create a community pub business and we are looking to enhance the pub by investing in its interior and exterior.

Business facilities
This pub offers a traditional trading space with a long bar which serves the entire pub. There is also a cosy, snug area to the right as you walk in. To the right of the bar leads there is a small seating area and external door to an outdoor garden space. The pubs has a catering kitchen and capacity to cater for up to 40 covers. The pub also offers a smoking solution and WIFI.

Refurbishment
We have some exciting plans for a full internal and external decoration. We have planned to add a covered area to rear of the building to enhance the beer garden. This will include works to the back bar and ensuring the interior of the pub is all to a great standard.

Accommodation
The private accommodation includes two bedrooms, a kitchen and lounge.

About the local area
Abergele is a market town on the north coast of Wales, nearby holiday destinations including Colwyn Bay and Rhyl and is known for its beautiful Gwrych Castle. The pub sits just off Market Street and is nearby a local café, camping site and supermarket. It’s also just a mile from the local beach.

This pub may suit
This is an opportunity for an operator who thrives at the heart of a community (local knowledge may be an advantage). We are looking for someone who has passion for offering a great drinks range and also be able to manage a food offer and ensure excellent standards or service and a warm welcome to everyone.

About the Agreement
Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along. You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have a dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or an Operations Manager.
