The Holly Bush situated in the lovely village of Headley, East Hampshire is a traditional village pub that has a cosy interior with warm wooden furniture and open fires. It is a family friendly pub that offers a fantastic range of quality pub food and drinks served in a vibrant atmosphere.

The trading area is currently made up of differing zones with the bar being front and centre and a mixture of drinking space, a sports area and seating for dining.

The pub benefits from a well equipped catering kitchen to allow for the smooth service of the pubs 55 covers. The pub also boasts a beautiful beer garden that is an idyllic place to enjoy a refreshing drink in the sunshine and a carpark with space for up to 12 cars.

Refurbishment

We have exciting plans to invest in this pub. It’s to receive a full internal refurbishment including structural alteration to allow the inclusion of a more open bar with cosy snug areas. It will also be fully redecorated with the inclusion of new fixed seating to achieve a comfy country pub feel.

The new layout will welcome customers into a flexible dining and drinking space allowing for a better view of the pubs beautiful garden.

The domestic accommodation consists of 3 bedrooms, a private kitchen and lounge.

About the local area

Headley is a picturesque village and civil parish in East Hampshire and is steeped in railway history. The parish borders Surrey and is just two miles from Bordon with good rail links at Liphook. Headley Cricket Club is to the west of the village centre, their grounds also accommodating bowls and soccer clubs, but the pub is truly the beating heart of this village.

Ideal operator

The Holly Bush would be the perfect fit for an operator who has passion for community pubs and is keen to create a warm, welcoming space for its locals and visitors to the area. The ideal Publican will have the catering experience to drive a tasty food menu in order to establish the pub as a great place to enjoy a great meal with family and friends.

Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager
