The Jolly Farmer is a cosy, traditional Cask Marque pub which sits in the small village of Cliddesden, which is just three miles from Basingstoke in Hampshire. This is the only pub in the village and is in a prominent position through the village on Farleigh road.
It’s a great opportunity to run a true village pub which offers exceptional home cooked pub food and fantastic cask ale, craft beers, wines and gins and offers a lovely beer garden space which is a welcoming feature in the warmer months throughout the year. The pub needs an operator who thrives in a village location, who can build great relationships and offer a warm welcome and great standards.

Business facilities
The pub offers easy to manage trading space with a bar area, with the pub filled with relaxed seating area suited for dining or drinks with friends (up to 40 covers). It’s a welcoming pub which is traditionally furnished to reflect its countryside location, with local bric a brac on walls. Cask ale and craft beer are important to offer and the pub has a catering kitchen, WiFi and parking for up to 20 cars.

This is a great pub for an operator with catering/kitchen experience as food is a very important part of the offer, you may not have run a pub (you will get full support and training) but may also suit an established landlord looking to move to a village location or have an additional business.

Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice. Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager
