The Nags Head, Carlton is a community pub which sits on a corner position, on a hill road which leads to Nottingham centre from residential suburb of Carlton. It’s known locally for being a true drinking pub but there is a real opportunity to develop this business and introduce an innovative  small food offer such as pizza, locally sourced ready to go pies, sausage rolls and sandwiches etc.

The pub offers a lounge area, bar, pool room and with our plans to invest and bring the upstairs function fully in to play adding further opportunity to the pub. The pool room and TV’s give this pub a strong appeal or enjoying live sports, but with entertainment and additional pub activity this has real all-rounder appeal.

Business facilities

The trading facilities are split into a wraparound bar area, a lounge bar and a pool room which is downstairs. There’s a function room upstairs which will undergo investment giving extra space for developing the business.

This pub sits in a densely populated area called Carlton, not far from a major Tesco store and on a main bus route into the city centre, not far from a popular chip shop. There are lots of residents across the area, and within walking distance of the pub.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
