The Pheasant Inn is a well-established community pub set in the idyllic location of St. Newlyn East, Newquay. The pub has a cosy feel, with traditional slate flooring, warm wooden furnishings and beamed ceilings. The pub has two entrances, the main entrance at the front of the pub and another to the rear that is accessible via the car park. As you come through the front door you arrive into the dining area which leads through to the bar that has additional seating. There is an overflow dining area just up a few of steps which could also be used as a pool room. The pub boasts a beer garden to its rear where customers can enjoy alfresco dining and a cold drink in the sunshine. The pub also has a patio area at the front with picnic style seating and parasols.

The Pheasant Inn is ideally located in the beautiful village of St. Newlyn East, towards the north coast of Cornwall. It is surrounded by amazing beaches and is only a ten minute car journey to Newquay and twenty minutes from Truro. The pub is in walking distance of a number of beaches, including Crantock and Holywell bay as well as tourist attractions such as Lappa Valley and Dairyland farm which all attract footfall into the pub.

We are on the look out for an experienced Publican with enthusiasm for running a community pub and a love for Cornwall. You will have the skill to deliver a varied and seasonal offer with good marketing knowledge to keep the Pheasant Inn on the map. You will be able to drive beer sales as well as continuing a fantastic food menu and a weekly offer that locals will love.


This fantastic pub opportunity comes with domestic accommodation that consists of two bedrooms, a private kitchen and lounge.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager
