The Pied Bull, is a traditional pub/hotel which sits on the high street of Newton-le-Willows, near Warrington. This is a multi-faceted business which has an established reputation for food, drink, entertainment and its letting rooms. The business is also in great location just a short drive from the M6 motorway and Newton -le-Willows railway station, with easy access to the cities of Manchester and Liverpool.

We now have plans to complete a total refurbishment of this pub to a high standard with a proposed investment of over £1,000,000 to enhance it to its very best and to create a fantastic pub restaurant that will appeal to all.

Business facilities & Refurbishment

With an approved investment spend of over £1 million we are looking to create a fabulous, easy to manage open plan trading area with a new look central bar, this will be complimented with a sports viewing area, dining (for 100+ covers) and drinking spaces, with new high-quality fixtures and fittings throughout. The two floors of letting rooms will all have a full makeover, which will ensure all 13 rooms will be en-suite and finished to a high standard.  Included in the plan is a brand new 2-tier drinking and dining area to the front of the pub which will transform the kerb appeal and become the place to be at weekends and evenings in the summer months. This pub/hotel also offers a good-sized beer garden, a smoking solution, WiFi and parking for up to 16 cars at the rear.

About the local area

The Pied Bull sits just slightly back in the middle of the high street between many local businesses, including restaurants, bars, takeaways and bistros. The local SPAR and not far from St Peters church and the primary school.

It offers great travel links situated only a five-minute drive from the major M6 and M62 motorway network and is a regular stop over for people travelling to both Haydock and Aintree Racecourse.

It is also a great base for visitors to the area as it is in within easy driving distance to the major cities of Liverpool and Manchester.

There also residents living nearby with streets and lanes behind the pub and high street.

Accommodation

The cottage to the side of The Pied Bull will be converted into a 3 bedroom manager’s accommodation, with 3 en-suite rooms and new kitchen, living room and dining room.

This is a great business for an experienced operator who ideally knows the area but will bring a wealth of experience of the hospitality trade – You will be comfortable in a larger scale environment, serving food and drink to a high standard, with high volumes and a changing market place and know how to manage a strong team and maintain excellent standards of service for both food and drink and the letting side of this business.  The Pied Bull is available on a Retail Contract or available on a lease to an experienced operator.
