The Piper, Chester is a large community pub which sits on the A41 on the outskirts of Hoole with an excellent roadside presence and is known for offering great pub food and a quality selection of drinks. Its situated in a village like position, with a large residential area behind the pub.
The pub offers open plan trading space with one long bar serving dining and sports/games area with live tv sport, darts and pool which and is a popular for community activities and groups to meet to relax and enjoy a drink or bite to eat.
This cask marque pub offers some great trading facilities, which are easily managed and served from one long bar. The layout has open plan trading with a games area to left as you walk in and dining/lounge area (offering 60 covers) to the left. The pub also offers a slightly raised area to rear of dining area which could be used for small groups/occasions or meetings. There is also a generous external drinking space to enjoy warmer days and evenings at the front of the pub which comfortably sits circa 40 people and the pub carpark has space for up to 30 cars.
The private accommodation includes three bedrooms, a private kitchen and lounge.
We are currently planning a major transformational refurbishment at The Piper, which will see this site transformed into a modern and stylish food led pub. The Piper will have a newly refurbished internal trading space and will offer a dining area with circa 80 covers and a bar with a drinking space. Outside will see it refreshed with a new exterior and outside drinking area.

The Piper sits on Piper Lane on outskirts of Hoole which has a village atmosphere, whilst being within easy reach of Chester Zoo and Historic city centre of Chester. Located alongside the busy A41 road the pub is also within easy distance of motorways and is a popular commuter village.
The pub is at the front of a large residential area, not far from the community fish & chip shop, post office and local family store. It’s an area popular with first time buyers and young families and is known for being a fashionable and up and coming area.

* The calculation of the initial ingoing costs assumes a minimum deposit (£3,000 or £5,000) plus legal fees. The subsequent deposit build up can be paid over the term of the contract and up to £100 per week. This can be discussed with an Operations Manager.
