Overview

Could you run this Great Totham pub?

The Prince of Wales is a warm and welcoming pub for drinkers and diners alike, with a beautiful frontage well decorated and furnished with hanging baskets, giving it a rural cottage feel.

Here you will discover a one-floor and one-bar operation with a relaxed and welcoming atmosphere, complemented with modern touches but keeping the traditional feel, which guests have always loved. The trading area is in good condition, as we repainted it within the last 18 months.

Loyal guests and visitors love The Prince of Wales for its high quality and extensive homecooked menu catering to all tastes. The pub also has a fantastic reputation for the imaginative specials menu. All the food, wherever possible, is homemade, sourcing fresh and local produce from surrounding areas. The specials board is updated weekly to provide variety and capitalise on seasonal produce. Guests can also dine in the cosy and laid-back lounge around the comfortable seating areas in the bar.

The Prince of Wales is the perfect venue for all occasions. The ideal Publican will do their utmost to cater for the guest’s needs on each visit.

With disabled facilities and a car park on the premises, the pub is easily accessible. Whatever guests are looking for, whether it be a place to enjoy a refreshing drink or somewhere to have a fun night out, they are sure to find it at The Prince of Wales. This pub is dog-friendly, purveying treats for well-behaved furry friends.

The ideal operator

We’re looking for an experienced community operator who enjoys cooking rustic and locally sourced homecooked food; someone who is a specialist in creating and delivering premium and hearty pub food complementing each season.

With our specialist Operations Managers on hand to support you and our award-winning training and delectable food team in tow, you’ll have everything you need to run a successful pub with Punch. You’ll also be a charismatic Publican who knows your locals by name.

The location

The pub sits at the midpoint between Chelmsford and Colchester in the affluent village of Great Totham. It is a rural pub in a small Essex village that includes the Island of Osea in the black water estuary. The ideal operator will make this pub the go-to community hub of Great Totham.

Accommodation

You’ll find three private bedrooms, a kitchen, and a lounge at this property.

Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
