The Railway is an old school and characterful British boozer with a heart and soul firmly placed in the local community. The pub is a wet-led favourite with locals, ideally situated next to Thetford train station, meaning that it attracts trade from visitors to the area and passers though in need of a tipple or two.

There are also opportunities to increase footfall to the pub due to the vast outside space. We have added new seating there already, but an imaginative publican could capitalise on this space for guests to enjoy the summer months and protect themselves during the current need for social distance.

About the local area

Thetford is a Norfolk marketing town and civil parish. You will find it on the A11 in between London and Norwich.  Visitors to the area enjoy its historical significance; there has been a settlement in the vicinity since the Iron Age. People also visit Thetford Castle, which was built shortly after the Norman Conquest. The Railway is conveniently situated next to Thetford Train Station with the Breckland line running through it, known to be an optimum example of lasting 19th Century railway architecture. Locals who live in the housing estate next door also enjoy this community pub.

Ideal operator

We are looking for a hands-on publican with a gregarious character. We need someone who loves people and can welcome locals and new guests alike. If you are passionate about sport, football in particular, charity events and hosting popular entertainment, when safe to do so, this is the pub for you. If you are an experienced general manager looking to take on your first pub business independently, this could be the pub for you. It is ideal if you want to serve drinks without having to worry about a kitchen.

This pub is for a single operator or a couple with one bedroom, a private kitchen, and a private lounge.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager.
