It’s an open plan trading operation, with three clearly designated areas: two for drinking and socialising, and one for casual dining. A TV in the bar area shows terrestrial TV, rather than sports, and the kitchen here can cater for up to 30 covers throughout. This is a high street mainstream pub, offering a good selection of cask ales, rotational craft beers, wines, spirits and other drinks. About the local area

The Red Lion is situated on outskirts of Beaconsfield, in the small hamlet of Knotty Green, just on the edge of the Chilterns. Although there will be some passing trade, business will mainly come from local residents within this very active community. It’s a very affluent area, which enjoys very good connections, with the main train line into London at Beaconsfield and the M40 only about 4 miles away.

This could be an ideal opportunity for either a first-time or experienced operator; ideally a couple, with one person able to handle the cooking. You’ll need to be personable and outgoing, quick to fit into and build rapport with the local community.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have a dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or an Operations Manager.
