The Redfern is a pub/restaurant which sits on the Kings Rd in Carlisle. It is a truly historical Grade 2 listed building, having been part of Carlisle’s state managed pubs from 1916 to 1973. In gratitude for architect Harry Redfern’s work and commitment to Carlisle it was decided to name this pub the Redfern Inn and it was opened on 1st October 1940.
It’s a warm and friendly pub, with traditional wood panelling and inviting fireplaces for those colder days and evenings, the pub oozes character and is a true hub of the community, with sports teams, charity events and scope to develop the food element of the business.

Business facilities & Refurbishment
This pub offers some excellent facilities consisting of two separate rooms with public and lounge bar space and seating suitable for dining ( up to 60 covers) with a spacious beer garden to the rear (investment planned)
Whilst the historical status of the pub limits the changes permitted to the building itself, we are planning an investment enhancing the beer garden to its best, ready for the season 2020, to ensure this the best beer garden in the area. The pub offers street parking nearby and a small area for up to three cars. The pub also offers WIFI.

The private accommodation included three bedrooms, a lounge and kitchen.

About the local area
This pub is in Etterby is just outside Carlisle, on Kingsmoor Rd which is a main route in the area. With residential areas within walking distance, the school opposite ensures regular passing trade and opportunities for parents to enjoy brunch or staff to meet of site. There are also other nearby businesses including the Carlisle Talking Newspaper site, post office and local takeaway
Carlisle itself is a historical place, and the Redfern – being one of the 49 State Managed pubs – is of historical significance to locals as well as tourists.

The ideal operator will be experienced in running a multi-faceted pub venture. With food management experience, for functions and confident in managing changing trade levels.
You will really enjoy being at the heart of the community, building local relationships and to ensure that the established teams continue to use the pub as their hub and to drive the trade further.

About the Agreement
Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along. You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have a dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or an Operations Manager.
