About the local area
The picturesque village of Roche is famous for the 66 foot high Roche Rock, a large granite outcrop from which its name is derived. The pub is located on the main road towards St Austell, meaning the pub is nestled between both popular towns of St Austell and Newquay and has good rail links from the two. These areas house a range of tourist attractions and the Eden Project is just 6.5 miles away.
We are looking for a Publican with experience in running a seasonal pub to ensure the Rock Inn remains a home from home for locals but also has an offer that can get tourists through the door during the summer. You will need both kitchen and front of house experience in order to deliver a high-quality food offer and to maintain the pubs excellent reputation amongst the community.
This fantastic pub opportunity comes with domestic accommodation that consists of 3 bedrooms, a private kitchen and lounge.
About the Agreement
Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager.
