The pub and location
The Roseland Inn lies about seven and a half miles southeast of Truro on the Roseland Peninsula. Truro is the administrative hub for Cornwall. You can access it via the famous King Harry Ferry, and the desirable fishing village of St Mawes is just a short distance away.
It has a fully equipped commercial kitchen and is a traditional, country-style Cornish pub with excellent features trading area with seating for fifteen. Guests bask in front of the brick fireplace with a multi-fuel burner. There’s also a second trading area with additional seating for twenty. Guests also enjoy a restaurant with seating for thirty with stone built fireplace and wood burner.
It’s also visually enticing externally with a delightful and well-maintained paved patio beer garden equipped with picnic tables for approximately forty covers.
Ideal operator
We’re looking for a talented and experienced food operator, ideally a chef.

About the Agreement
Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager
