The Squirrel is a beautiful Chilterns village pub that sits in the heart of Penn street. It’s nearby a cricket green and is a popular meeting point to gather for a drink on game days, with traditional picnic tables at the front and offers a lovely beer garden space, that is home to a children’s play area and plenty of seating for the warmer weather in the summer months.
It’s a hub for the local community but additionally has a wider appeal for the neighbouring areas of Holmers Green and Amersham, due to the enticing offers of traditional food and Cask Marque ales.

Business facilities
The trading space is L shaped, with a set dining area (40 covers) at one end and a more traditional pub space in the main part, there is also a kitchen. The pub offers outdoor Beer garden space, a smoking solution and WIFI.
We are looking to increase the car park space (currently 18 spaces) and to potentially convert some of the barn space into private living accommodation.
There is also an outside bar with a wood stove that is under consideration for becoming a straight function room which would increase covers but also be able to open up out into the garden.

The private accommodation includes bedrooms, a private kitchen and lounge.

The Squirrel offers a fantastic village environment for your business and it surrounded by the residents and some small businesses. Its an appealing place for the locals as well as visitors to dine and drink.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
