The Swan Inn is a traditional community pub that sits on the main road in the popular residential village of Higher Kinnerton in Flintshire, North Wales. The pub is only 7 miles from Chester and 9 miles from Wrexham. It’s a cosy place known for it’s fantastic pub food and drink offer, as well as some great features including welcoming log burners in both the bar and the dining areas and a great outside seating area for those warmer days.

The Swan offers some great trading space which includes a public bar for locals with a pool area and a more relaxed dining area (for up to 36 covers). The car park offering space for up to 10 vehicles and there is also live tv sport, WIFI and a smoking solution.

The Swan sits on a main road through the village of Higher Kinnerton which is home to an active community, a village hall, village shop and local scout and scout group and the area is known for its farming. Its in a beautiful area with easy access to North Wales and Northwest England. It’s just 7 miles from Chester and 9 miles from the market town of Wrexham, and you can also travel to Manchester within an hour. Plus, the busy out of town shopping area of Broughton is 3 miles away. The pub is also within walking distance of its nearby residents.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager
