Are you looking to run a popular and classic village community pub? If so, the Bell could be the one for you!

The savvy operator will take advantage of the spacious beer garden for guests to while away the summer hours with room for 50 covers. You’ll need catering experience, as the opportunity here sits around delivering delicious food to affluent Danbury guests.

The Bell is a one-bar operation with cosy booths in the main trading area and the kitchen on the same floor. We have invested in the pub recently. Next, we will relay the car park and add a sheltered heated seating area for thirty covers in the beer garden.

About the local area

The village is at the centre of extensive areas of woodland and heath owned by the National Trust and other conservation organisations. Danbury Common, a Site of Special Scientific Interest, also lies south of the village centre. You’ll attract guests to these sites and gain footfall from people travelling to Chelmsford.

We’re looking for a characterful community operator with a proven track record of delivering high-quality food and drink.

Accommodation

The publican accommodation will consist of a 1 bed studio flat and a kitchenette area .

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager
