Situated in the Merseyside town of Maghull, the Fox is a popular community value pub with a loyal sports following. It’s an attractive looking pub having had a refurbishment in 2018, with a decked beer garden area to the front of the property and a large 30 space car park to the rear and side. It currently attracts regular customers who enjoy watching the live sports coverage as well as playing darts and pool. Sport on TV, traditional pub games and weekly live entertainment will continue to be at the core of the offer here, along with a value for money menu offering traditional pub favourites. Situated on the edge of a large residential area in the Merseyside town of Maghull, which lies about 8 miles north of Liverpool city centre. The town has a population of about 20,000 and the pub sits on the eastern edge of the community, on a key bus route.

Ideal Operator

This would be a perfect opportunity for an operator with a good background in delivering a food offer, and who also has a keen interest in sport. You’ll ideally be a community operator with knowledge of the local area. Personable and outgoing, you’ll be confident organising and hosting a weekly entertainment programme to draw in extra custom.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager
