The Tannery is a historic pub that has been well established local of Hexham for over 120 years. Converted from an operating tannery in the 1800’s, the pub is close to local hearts and is a true hub of the community. It has a cosy feel with quirky décor that includes a wall plastered in pump clips, chesterfield sofas and tables that are named after local dogs. The Tannery offers something for everyone with an extensive drinks selection that ranges from draft beer to cask marque ales and premium spirits as well as a delicious finger food menu. 

The trading area is split into two rooms with a back to back bar. The lounge is to the left that has garden themed décor, a gin and cider showcase and features purpose built scrabble tables, dart boards. It has a relaxed feel and is the perfect place to for larger groups of customers to enjoy a meal. It leads out to the hidden gem of a beer terrace to the rear of the pub. The area on other side of the bar is known as Hexhams living room, where guests can enjoy a drink with friends on comfortable sofas but comes alive over the weekend when it stages live music.

Hexham is a town in Northumberland, south of the River Tyne, which proudly holds the title of England’s favourite market town as voted by Country Life magazine. Itlined with winding streets, with Hexham Abbey at its centre. It boasts a buzzing arts and cultural scene with many galleries, eclectic independent shops and outdoor market stalls. The Tannery is ideally located close by to the town centre and also benefits from being nearby to the vibrant Newcastle city centre and Hadrian’s wall, an attraction that drives footfall into the pub.

This fantastic pub opportunity comes with domestic accommodation that consists of two bedrooms, a private kitchen and lounge. 

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise. 

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice. 

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements. 

 * The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager
