The Waggon and Horses is a very pretty, traditional inn in the village of Eaton Socon, Cambridgeshire. Dating back to the early 1700s, when it was originally two cottages, it has been a public house since 1799. It’s a really warm and welcoming pub with lots of original features including a large open fire and beamed ceilings. It has an established reputation for quality food and drink and is a local for those living within the nearby community and needs a passionate landlord that loves being at the heart of a village.

Business facilities
The pub offers an easy to manage open plan layout with a fantastic real fire place which separates the drinking and dining areas (with space for 30 covers). There are also steps which could be used for a small private dining area. The bar is spacious and is the focal point of the pub, which is known for good quality ales.
To the side of the pub there are four benches which are popular in the summer months. Catering kitchen is a good size and offers excellent storage and the pub offers parking for up to 20 cars. The pub also offers WIFI.

This lovely village is in affluent area is on the main road to St Neots, with great links off the A14 and A1. It’s also within easy reach of a nearby retail park. Eaton Socon is a medium sized village with chocolate box houses and a church. It’s also with easy reach of good schools and this a great spot to establish a really welcoming local pub for the community.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have a dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or an Operations Manager.
