The Auction house is a large community pub that Punch purchased as part of a more significant group acquisition.

This ex-managed house has size and facilities all on its side; there is a sports bar, a conservatory, a car park, a large well-equipped commercial kitchen, a relaxed drinking area, a relaxed dining area and spacious 3 bedroom publican accommodation – you couldn’t ask for more.

It is a community pub with a proven history of wet sales ready to move from being managed to having a tenant who wants to engage with the locals and take this pub to the next level.  Food has not been a substantial part of the offer and is a growth area the pub can capitalise on.

The pub has two separate bars, a sports bar with its own toilets, a pool table, dart board, etc. Then a more extensive bar that, although open plan due to the layout, has areas which feel nice and separate.   There is a mix of fixed seating, high-level tables, sofas and high-back chairs, so customers can choose how they want to enjoy their time in the pub. The areas to the rear of the pub give access to the rear garden from a rear door and the conservatory has its own double doors that open to the large rear garden.

There is seating outside at the front of the pub, some of which is undercover; there is then a large grassed rear garden, which is a real bonus for this pub.

Tile Hill is a suburb on the west side of Coventry with plenty of potential customers nearby. There’s a ‘one-stop’ shop opposite the pub, with a petrol forecourt nearby attracting plenty of passing traffic close outside the pub.

This business will also interest multiple operators with the ability and insatiable appetite to drive sales.
