Tenancy At Will

Overview

Punch has excitingly formally exchanged contracts on this pub and is progressing towards completion. Once complete, we’ll be looking for a Tenancy at Will (TAW) operator to take the pub on in the short term, while we also recruit for the longer-term agreement. This means there’s an opportunity either to run the pub on a short-term basis or to express interest in the long-term agreement, with full financial details coming soon.

Planned Investment

Subject to full approval, the pub will benefit from a full internal redecoration, along with new external signage and lighting, and updated fixtures and fittings throughout. This will refresh the overall look and presentation and provide a strong base for a new publican to relaunch the site.

The Pub

The pub is a well‑known community local in Tadcaster. Inside, the pub offers open plan trading with a central bar, with seating to both sides and a dedicated area for pool and darts, alongside Sky Sports currently shown throughout. There is also a rear dining area and catering kitchen, supporting around 30 covers, providing a base for a good home cooked food offer.

Outside, the pub benefits from two separate seating areas, including space to the front, along with a car park providing around 12 spaces.

Location

Tadcaster is a historic North Yorkshire market town, located between York and Leeds, nestled along the River Wharfe, with regular passing traffic and a strong local population.

Known globally as a major brewing hub due to its gypsum-rich water, it hosts renowned historic brands including John Smith’s.

The pub is well positioned just off the A1(M), making it easily accessible and well placed to benefit from both local trade and visitors travelling through the area.

Ideal Publican

This opportunity will suit an experienced publican who understands the importance of being at the centre of the community and running a busy, well‑organised pub.

Someone confident delivering a consistent home cooked food offer, while building a regular weekly rhythm of events, will do well here.

The pub includes a private onsite accommodation comprising of three bedrooms, a kitchen and a lounge

About the Agreement

 We’re excited to introduce this upcoming pub opportunity, which Punch is in the process of purchasing. Once the purchase completes, the pub will first be available on a Tenancy at Will (TAW), giving someone the chance to get up and running quickly and keep the pub trading in the short term.

At the same time, we’ll be recruiting for the long-term agreement, so whether you’re looking for a shorter-term opportunity or are interested in taking the pub on for the future, we’d love to hear from you.

The long-term agreement is likely to be a Flexible Tenancy, subject to full approval. Following completion, we’ll carry out a detailed property assessment and confirm any investment plans, along with full financial information to support your decision.

 What You Can Expect From a TAW

 A TAW is a short‑term agreement designed to get you up and running without delay. It’s a great stepping stone if you’re eager to start building your business while plans for the future are put into place.

To begin on a TAW, you’ll need:

  • Initial capital for deposit, cash flow and early expenses (we’ll guide you through what this looks like)
  • A valid and up‑to‑date Personal Licence

Please note: TAWs cannot be assigned, and subletting isn’t permitted.

Once the long‑term agreement type is confirmed, along with any planned investment, required capital expenditure or projected figures, we’ll share the full details with you.
