The Noahs Ark is unique pub ideally located on the Morledge in Derby. From the outside the pub has a traditional look but inside it is full of character, with walls that are murals to music legends. It is a true community hub and is well loved by locals for its karaoke nights. It’s a home from home with a classic offer of cask ales and live music. On match day it is always full of Derby County Football Club Supporters and its city location allows it to welcome them easily. 

When guests enter thNoahs Ark has there is a small bar area to the left that is perfect for a relaxed drinking experience and a larger space to the right with plenty of comfortable seating. The pub boasts a beer terrace to its rear and also currently has a pavement license, with seating at the front of the pub that allows guests to watch the world go by over the Morledge.

About the Agreement  

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise. 

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice. 

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements. 

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager
