We’re looking for a passionate operator to take the reins of The Bell, a historic village pub dating back to 1622, nestled in the picturesque community of St Nicholas at Wade near Canterbury and the Kent coast.
This is a flexible, low-rent opportunity—perfect for someone who wants to fall in love with a pub, make a real impact, and enjoy the journey with reduced upfront costs.
While this starts as a temporary tenancy-at-will agreement, a flexible longer-term tenancy option will be available for the right operator.

This character-filled venue boasts original wooden floors, roaring fires, and four distinctive rooms, including a cosy snug and a spacious dining area.
As a Publican, you’ll receive tailored support from Punch, including comprehensive training, marketing tools, and expert advice to help you succeed.
Ideal Operator
We’re looking for a hands-on operator who is passionate about great food and people. Someone who can breathe new life into the pub by introducing locally sourced menus, hosting community events, and building a strong social media presence. This is an opportunity for a person who truly wants to make a difference and embrace the charm of village life.

About the Agreement
A TAW is a temporary arrangement extendable at short notice. Although the agreement doesn’t cover all the protections of a complete tenancy as outlined in the codes of practice and the Landlord and Tenant Act, it’s a great way to begin your journey with Punch. You will also have a talented Operations Manager to help you hit the ground running.
For the right operator, a flexible longer-term tenancy will be available after the initial TAW period.
What will I need?
You’ll need initial capital to support a deposit, cash flow ,and early expenses. (A member of our Operations Team will guide you through the specifics of this.)
You are also required to have a valid and up-to-date Personal Licence.
Please note that TAWs cannot be assigned, and subletting isn’t permitted.
