The Buck Inn is situated in the large village of Thornton Dale, just a mile east of Pickering. On the edge of North Riding Forest Park, part of the North York Moors National Park, the area is very picturesque and benefits from a very strong tourist trade. Despite being a village, Thornton Dale has an abundance of services, giving it the best of both worlds – a rural destination with facilities that most smaller towns would be proud of, including bus routes, GP surgeries, shops, and a post office.

Ideal Operator

You should have an aptitude for business and a flair for retail. A strong community spirit is key here, and you’ll be keen to extend a warm welcome to locals and visitors to the area alike. Due to the nature of the offer catering knowledge would be a distinct advantage.

The private accommodation consists of four bedrooms, a kitchen and a lounge.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager
