Overview

A Traditional Village Pub at the Heart of a Rural Community

Run a classic Hampshire country pub with strong local appeal and room to grow

The Pub

The Castle of Comfort is a Cask Marque community pub located in the centre of the village of Medsted, Hampshire. With its traditional country pub appearance, it is appreciated locally for its welcoming atmosphere, range of cask ales and role as a social hub for the village.

The pub is firmly community and drinks focused, with food currently playing a supporting role. While a simple food offer is in place, there is clear opportunity for a new operator to develop and grow food further over time alongside the existing drink trade.

A spacious beer garden provides plenty of outdoor seating during the warmer months. Open countryside surrounds the village, helping attract walkers and cyclists, as well as customers travelling in from nearby areas.

Internally, the pub offers two bar areas, both suitable for drinking and informal dining. Each features a wood‑burning stove, creating a comfortable and welcoming atmosphere, particularly during colder months.

To the front of the pub, there is a covered outdoor area, offering sheltered seating and extending trading space year‑round. The pub also benefits from parking for up to 15 cars.

Location

The Castle of Comfort sits at the heart of Medsted, a small and attractive village on the North Hampshire Downs. The area is popular for walking and cycling and has a strong village‑based customer base.

Despite its rural setting, the pub is within easy reach of Alton (around four miles away) and Basingstoke (around ten miles away), providing access to larger populations, the M3 and mainline rail links. Nearby attractions such as the Watercress Line Railway and the Jane Austen Museum help support additional visitor trade.

Ideal Publican

This opportunity will suit an experienced community‑focused operator or duo who enjoys running a village pub with strong local engagement.

While food is not the primary offer, experience in catering or catering management would be beneficial for an operator looking to gradually grow the food side of the business. A hands‑on approach, consistent standards and the ability to build strong local relationships will be key to success.

Accommodation

The pub includes private on‑site accommodation, comprising two bedrooms, a living room with kitchenette, and a bathroom.
