The Dolphin in Kingston is a picturesque 16th-century village pub, nestled near the local village hall and church. This beautiful listed building is uniquely split across a small lane, with the pub and kitchen on one side and the cellar, toilets, and letting accommodation on the other.
The pub is ideally located close to the beach and serves as a popular stopping point along the South West Coastal Path. It enjoys strong support from both locals and visitors, known for its lively events, themed nights, quizzes, and excellent Cask Marque ales.
Inside, the pub features charming beamed ceilings and stone walls, creating a homely atmosphere. It includes an open-plan trading room with a bar set against the wall and a kitchen serving around 30 covers. Seating areas are arranged at the front and either end of the bar, each with a feature inglenook fireplace, making it a cosy spot year-round. The site also offers WiFi and parking for up to 12 cars.
Investment is planned (subject to approval) for the outdoor space, including a covered alfresco dining area enhanced with festoon lighting.
On the accommodation side, the property currently offers three ensuite letting rooms situated opposite the pub, with plans to refresh the décor to create an ideal weekend retreat. Subject to approval, there will also be further investment which will include:
- A redeveloped two-bedroom manager’s accommodation located above the pub, providing convenient and comfortable on-site living.
- A fourth ensuite letting room, designed in an Airbnb style to complement the existing guest offering and provide flexible short-term accommodation options.

We are looking for an publican who thrives in a village environment, you will have a passion and love of local food and want to put the pub on the map for quality homemade, traditional pub food. You will love being part of a close community, with lots of fundraising and community activities taking place in this pub for the village. There is also opportunity to develop the letting bedrooms business, you will have ideas to enhance and market this to its very best!
