We’re looking for an ambitious, people-focused Management Partner to take on the Brickmakers in Swanmore – a characterful village pub with fantastic scope to grow and develop as an investment is planned for Summer 26.
The Brickmakers is a detached late 19th-century pub, full of charm and history, offering a brilliant platform for an operator to build a thriving local business.
Inside, the pub is open plan, with a welcoming bar area at the main entrance and a dedicated restaurant space to the right-hand side—perfect for a food-led operator to take advantage of our Fireside Collection menu alongside a great drinks experience. To the rear, you’ll find a contained patio garden complete with outdoor seating, an external bar, and a pizza kitchen, providing an excellent opportunity to maximise seasonal trade and events.

This is a fantastic pub for someone who wants to put their own stamp on a well-laid-out site with a strong community feel. There’s real potential to elevate our food offer, drive wet sales, and make the most of the outdoor trading space—especially in the warmer months.
We’re looking for someone who can create a welcoming, vibrant atmosphere and turn the Brickmakers into the go-to destination in Swanmore.

- Experience as a General Manager or running your own business
About the Agreement
The Punch Management Partnership offers a unique opportunity to run your own pub business, with affordable in-goings and the freedom to lead your own team, manage your business within a framework and support from Punch in a proven partnership model.
You’ll receive an uncapped share of top‑line turnover, giving you the flexibility to pay yourself and your team in a way that works for your business. Your own Ltd Company will provide the day‑to‑day management of the pub, retain full ownership of team and operational decisions, whilst managing associated costs such as wages and minor repairs. Alongside this, you’ll benefit from extensive operational support, including marketing and recruitment within a framework designed to help your business thrive.
