The Commercial is a traditional pub located in an excellent position on the main road running through this seaside town, enveloped by high street retail, independent shops, arcades, and seasonal goods outlets. Now is the optimum time to take over as we are investing in the outside area, giving the business irresistible kerb appeal enticing guests from the busy footpath.

By retaining the separate trading areas, we also have the opportunity to build footfall through the bar attracting locals whilst developing a food offer driving custom into the lounge and outside terrace.

The Commercial has a traditional lounge & bar layout, which will remain following investment. You’ll serve guests centrally served from an “L” shaped bar. Both trading rooms have access to the gents’ and ladies’ toilet facilities, with the catering kitchen also located on the ground floor. As described in our investment plans, we will remove the current side conservatory to make way for an external drinking and dining area.

We are planning a complete refurbishment of the internal trading areas to include an upgrade to the toilet facilities. Current plans are to remove the side conservatory and develop this area into an external drinking & dining terrace. We will also undertake works on the first floor private accommodation.

About the local area

Withernsea is a traditional seaside town in the East Riding of Yorkshire with famous landmarks, including the Pier Towers leading to a Blue Flag sandy beach reaching north and south. You’ll also discover an inland lighthouse which is now a museum.

Hull city is just a thirty-minute drive away with many tourist attractions on the route to Withernsea. Locally you’ll find several caravan and holiday home parks which bring an influx of visitors to the centre during the summer months. The ideal publican will make the most of this potential trade.

Ideal operator/s

The ideal operator will excel at building trade out of season and encouraging a regular cliental base with teams, sports, quiz nights and a fun-packed rhythm of the week. You’ll also gear up for summer by making the Commercial the first choice for tourists. You’ll need background knowledge of food to maximise the potential of the commercial catering kitchen facility.

The pub offers three bedrooms, a private kitchen and a private lounge.
