The Station Hotel is a large building with a prominent position. It’s in a good state of external repair and continuously updated internally, focussing on the nine letting rooms.
The kitchen, trading space, letting rooms and beer garden are all in full use. Plus, the dumb waiter makes the food service to the beer garden easier than going up the stairs to reach the beer garden.
The beer garden to the rear of the property overlooks the stunning castle ruins, but access is upstairs, through an unused room which could do with updating.
The investment opportunity would be a complete facelift refurb (including the signage outside and all trading areas downstairs as well as the staircase and upper floor to the beer garden) to maintain a modern and mainstream image.

The demographics in Penrith are country living and senior security generally, but the town attracts tourists.
You’ll find the pub near Penrith Castle ruins, attracting a good share of tourist trade (particularly coach tours during the season) with excellent transport routes. The nearby Centre Parcs brings guests on change-over days while customers await checking in.
Competition levels in Penrith are high. However, although the Station is distant from the shopping area of the centre, it is within easy walking distance of the supermarkets on the outskirts bringing good lunchtime trade from locals shopping.
Ideal operator/s
You’ll be an experienced operator with previous letting experience. You’ll need to attract locals and tourists and have funds for the fixture and fittings costs.

There are three private bedrooms, a kitchen, and a lounge. There is no parking for the letting rooms.

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have a dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or an Operations Manager.
