You’ll be an enthusiastic operator who feels comfortable front and centre touching tables as well as driving food quality in the generous kitchen space. You will not only be popular with locals but also able to draw guests from North Kent and beyond. Your focus will be on delivering 5-star quality service and ratings.
The pub needs a savvy marketeer, maximising social media channels to reach a new audience. You’ll ensure that you are the go-to venue for local weddings, baby showers, birthdays, anniversaries, business meetings and lunches. The pub also needs an operator who knows what online guests look for when making bookings, building strong Trip Advisor, Google, and Facebook score.
The pub and location
The pub is set back from the main road into Rochester and is a great space to drive out of the hustling Medway areas with access to 65,000+ residents. The Three Crutches is steeped in history, dating back to 16th Century.
It’s also a destination pub. Guests drive here from the surrounding towns, but there is also the opportunity to grow local trade. The pub has two full serviced bars with approximately 100 internal covers and a large, well-kept garden comprising 200 covers. The car park is also spacious.
Large accommodation over three floors, with newly refurbished kitchen, bathroom and living room on first floor, two large bedrooms on first floor and a further two attic rooms on top floor, making this up to 4 bedrooms if required.
About the Agreement
The Punch Management Partnership offers a unique opportunity to run your own pub business, with affordable in-goings and the freedom to lead your own team, manage your business within a framework and support from Punch in a proven partnership model.
You’ll receive an uncapped share of top‑line turnover, giving you the flexibility to pay yourself and your team in a way that works for your business. Your own Ltd Company will provide the day‑to‑day management of the pub, retain full ownership of team and operational decisions, whilst managing associated costs such as wages and minor repairs. Alongside this, you’ll benefit from extensive operational support, including marketing and recruitment within a framework designed to help your business thrive.
