The Waggoners Arms, Cornwall is a town style pub located on a high street in Cambourne amongst branded outlets and a few other pub venues. The town has daily visitors and passing traffic and has undergone major regional investment in the last five years encouraging a younger generation into the area.  There is parking adjacent to the business and it enjoys a great location on the high street being very visible to passing trade. It will be a great venue for craft, regional beers as well as national brands plus popular drinks including gins. There is also opportunity for a simple but quality food menu.

Currently a traditional Cornish pub with an open plan trading area. The commercial kitchen is connected via a dumb waiter at the rear of the bar. The open plan trading area (15 covers) is currently split into a sports area at the front of the building and the drinking/social area to the middle and rear. The bar is set to the left-hand side of the trade area, creating a small drinking area at the front of the pub and a bigger area at the rear.

About the local area

Camborne is a has been developed with regeneration funding and is also the capital of mining in the area. There are a number of pubs in the town and the growing population means demand is strong for the right outlet. The area is well connected to the other major towns across the region and has a number of local high street branded businesses.

Ideal Operator

The next operator will have an excellent knowledge of the beer market and drinks as this will be the focus of the outlet. You will be capable of marketing the outlet to beer forums, CAMRA and via social media as the customer base falls across the peninsular and not just Camborne itself.

The private accommodation will include one bedroom and a private lounge.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager
