The Coldstreamer is a friendly community pub in the village square, opposite the church and barely outside Penzance. It’s a quirky and characterful venue with high beamed ceilings sitting above exposed stone walls. The warm stove is in the seating area to the right of the L-shaped bar complementing the cosy atmosphere. Beyond the bar, you’ll discover a generously-sized dining area. Guests love partaking in games at this inclusive, local pub, including dominoes, chess, and backgammon. Ensuite rooms are also available.

The Coldstreamer is well-loved for its tasty food offering, so this pub will be perfect for a Publican with the experience and enthusiasm to deliver a fantastic food menu. You’ll also have the general pub experience needed to understand what the locals love and can entice tourists through the door. Letting room experience would be ideal, but it is not essential.

This is a well-established community pub that welcomes both locals and tourists through its door. It has an inviting and traditional feel and comprises an open plan trading area that allows for a nice flow throughout the pub. The bar serves the casual drinking area and the pub’s food area in which guests enjoy intimate dining and large groups.

The pub has an excellent reputation for its delicious food and drink offering and should have Cask Marque accredited ales. You’ll maximise the potential of the three ensuite letting rooms. Plus, the sheltered drinking area to the front of the pub makes this the perfect place to stop off on a sunny day. You’ll discover parking at the front of the pub on the roadside in the heart of the village.

The pub and area

The Coldstreamer pub sits in the heart of the village on one side of the square. In front of the pub, you will see a 14th-century church and a 1910 granite drinking fountain.

The village of Gulval overlooks Mounts Bay comprising a charming collection of Victorian houses and cottages arranged around what was once the village square. You can find it in West Cornwall, close to Penzance, easily accessed from the B3311 Penzance to St Ives road. Gulval is also one mile away from the Penzance heliport, which flies to the isle of Scilly daily.

The Coldstreamer pub entices guests with its striking frontage, distinctive with the large windows drawing light to the venue. Inside there’s an inviting seating area around a big bay window complete with a woodburning stove. Upstairs you’ll discover the three ensuite letting rooms.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager
